How much do I need for a down payment?

The minimum is usually 5% of the purchase price for homes under $500,000. Higher-priced properties require a higher down payment.

Do I need to get pre-approved by a bank?

It’s not mandatory, but it’s highly recommended. Pre-approval gives you a clear budget, makes your offer stronger, and helps avoid surprises down the line.

What extra costs should I expect beyond the purchase price?

Besides the down payment, plan for:

Inspection ($600–$900)
Deed of sale (notary)
Transfer duties (welcome tax)
Prorations (municipal property taxes and school taxes)

Can I buy on my own or with someone else?

Both are possible. Buying solo gives you more freedom, while buying with a partner, parent, or friend may make things easier financially. I’ll walk you through the pros and cons.

What’s the purpose of a home inspection?

A home inspection is strongly recommended. In a way, it allows you to get an x-ray of the property you are purchasing. Some banks request the inspection report. A duly recognized building inspector can provide a complete picture of the property and identify any related challenges. The inspection allows the buyer to make an informed decision.

Is it helpful to work with a broker for a first purchase?

The law no longer allows a broker to represent both parties. By choosing a broker to represent you, you ensure that your rights are protected and your interests are defended throughout the process (determining the offer price, negotiating, reviewing the inspection report and taking action if needed, etc.).

Can I cancel a purchase offer?

Yes, if major new elements are discovered during the process. Once identified, it may sometimes be best to walk away. The key is to do it the right way—and I will be there to guide you.
